What is an Owner's Rep?
An Owner's Representative (OR) is contracted to handle all aspects of a capital improvement project. The OR is there to make sure the owner's best interests are included in each decision.

Most business do not have the resources or experience necessary to manage a construction project. One of the advantages is that an OR can provide you with experienced labor, tools, industry knowledge, and experience of capital projects without the expense of managing the project in-house. Also, an OR represents your interests as though they were a member of your staff. This means that an experienced person will make sure that the work is completed in a professional and verifiable manner. They also provide conflict and problem resolution when ever issues arise.

Hiring an OR will allow you to focus on doing what you do best, running your business. It will provide you peace of mind knowing that your project will be run in a timely and efficient manner. As your owner's representative, we represent your interest only, not the interest of the design staff or contractors. We are your eyes and ears on the jobsite, ensuring you the quality you expect, completed on time and within budget.

The design and building of a construction project is a serious and potentially complex undertaking requiring the input of a seasoned consultant at the outset of a project at its inception. Having both the construction and design capabilities in-house, FAnderson, LLC has the unique qualities and talents to provide you with exceptional expertise to minimize risks and problems down the road. After all, Construction Management is just that-- Risk Management. As opposed to most other Construction Management firms, we commence the risk management of the project from the design aspect.

What is a Project Manager?

A Project Manager (PM) shares with the client the application of their knowledge, skills, tools and techniques to project activities to meet the project requirements. FAnderson, LLC’s project management services are wide-ranging, covering every stage of a project from conception thru construction, including architect selection, construction management, and schedule tracking and coordination. As a result, we provide services according to each client's specific needs. Management is accomplished through five process and they are; Initiating, Planning, Executing, Monitoring and Control and Closing. In addition balancing the project constraints of; Scope, Quality, Schedule, Budget, Resources and Risk all lead to a successful project; as the relationship among these constraints is such that should one constraint change, at least one other is likely to be affected.

Without a PM to represent the interests of the owner, the success of a construction project is pretty much up to the integrity, skill and commitment of the architect and contractor, and neither of those has the Owner’s interests foremost in their mind.  FAnderson, LLC will have your interests, and only your interests, driving us.  We will level the playing field for you.  Without a PM representing you, it is a decidedly tilted field.  The PM manages the day-to-day work of all the entities involved on a project, while you, the owner, retain all the decision making authority, and all the contractual relationships flow back to you.  The PM is there to give you professional advice at every step in the process.  Experience, influencing skills and leadership style are paramount in determining the effectiveness of a Project Manager.


What is the Clerk of the Works?
A Clerk of the Works is different than a Project Manager.  A Clerk is the owner's eyes and ears at the work site, full time.  The Clerk's primary function is quality assurance and control, making sure that the work is done in accordance with the contract documents.  The term "Clerk of the Works" originated from the days when construction was paid for on a quantity, or unit price, basis.  In Europe he is called the Quantity Surveyor.  The job primarily involved bookkeeping and counting materials delivered to the site, hence "clerk".  Today, when most work is paid under a lump sum or negotiated contract, the Clerk's job is to monitor and report on the quality and progress of the work.  He does not direct or supervises the contractor in the performance of its work.  In the instance where he observes deficient work, he advises the contractor of the deficiency, but he immediately notifies either the Project Manager or the architect (depending on the protocols established on the job and the respective roles defined for those individuals) who in turn takes the action to direct the contractor to correct it.  The clerk has no authority to direct the work.  The Clerk prepares detailed daily reports documenting the work performed each day, and the working conditions and equipment and manpower used by the contractor on the job.  The Clerk attends all project meetings.  And the Clerk can assist the architect and Project Manager to prepare punch lists and project closeout documents.

Typically, Frank Anderson will act as your Project Manager, devoting himself to your project for as much time as it requires, which is part time or full time depending on your projects size, schedule and scope of services, and we will usually supervise an on-site Clerk of the Works.  FAnderson, LLC can provide the Clerk to the job as a sub-consultant, or the Owner can retain the Clerk under contract directly.  Either model works equally well.
