Architectural Selection and Contracting:
Through an RFP/RFQ or sole-source negotiation process, FAnderson, LLC helps clients select a design team with the necessary experience, design skill, and commitment to service to translate each client's vision into a set of contract documents. FAnderson, LLC writes project-specific RFP/RFQ's, can pre-qualify candidate firms, can assemble and coordinate selection committees composed of client decision-makers, can evaluate and summarize proposals, and negotiates contracts.
Contractor Selection and Contracting:
Whether the owner's interests are best served by a general contractor, construction manager at risk, or design-build entity, FAnderson, LLC helps clients select construction entities through competitive bids, RFP/RFQ’s, or sole-source negotiations, ensuring that each client hires the most appropriate construction entity for the job.
In addition FAnderson, LLC can perform architectural design activities for a specific project through our relationship with
FAnderson, LLC’s extensive experience planning facilities equips the firm to act as the coordinator of design activities. In addition to administering the design contract and ensuring adherence to budget and schedule, FAnderson, LLC acts as the critical "second set of eyes" to guarantee the highest level of aesthetic quality, functionality, constructability, and serviceability desired by our clients. Management of Owner/Client Contracts:
FAnderson, LLC reviews, advises on, and approves the terms of the owner's contract with the architect, with the builder, for the marketing of naming rights and sponsorship, and for any other entities and requirements needed for the successful completion of the project.
Project Management Services:
In this role, we are responsible to our client for the development and refinement of the entire architectural program, directing work from the pre-design phase through post-construction. Feasibility studies, concept development, design management, bid management, construction administration, life safety occupancy review and project planning may all be included.
Project Finances Reporting and Coordination:
FAnderson, LLC establishes the project budget, encompassing both the hard costs of construction (the estimated construction contract, site and infrastructure costs, and furniture, fixtures and equipment [FF&E]), and soft costs (including design fees, testing & inspections, permitting fees, legal and financing fees, and other related costs), and enters the budget into FAnderson, LLC’s project management tracking system, which enables the tracking and reporting of budget variations and adjustments, contract commitments, and projected final budget amounts.
Project Schedule Tracking and Coordination:
FAnderson, LLC establishes the project schedule--encompassing design, public approvals, construction, and move-in activities--and enters the schedule into the project management tracking system, which allows for the tracking and reporting of schedule variations, the identification of "Critical Path" items, and the development of strategies to maintain schedule requirements.
In this role, FAnderson, LLC shall visit the project site, on a pre-determined schedule and report to the client any concerns with contractor or site safety protocols or areas of concern; as well as conformance of the in-progress work to the contract documents. Additionally FAnderson, LLC can provide assistance with the timely resolution of field issues; whether related to architectural design issues or contractors means and methods and avoid costly delays awaiting resolution.
